Proposed Development:
The renovation and extension of Airlie House (a two-storey protected structure) to provide a crèche facility with 100 no. child-spaces to serve the development of Adamstown. It is proposed to demolish the existing 2-storey extensions on the south east corner and western elevation of Airlie House (c.287.9sqm in total), both of which are 20th century additions to the original 19th century structure. Permission is also sought for the change of use of the remaining structure (c. 255.3sqm) from use as a dwelling to crèche use (Class 8). It is also proposed to extend the structure through the provision of a single storey extension, on the side and rear elevations. The proposed crèche building will have a resultant total floor area of c. 494.4sqm and will contain a total of 8 no. classrooms (c. 244.9sqm in total), 1 no. sleep room (c. 20.9sqm), 1 no. staffroom (c. 7.7sqm), an indoor activity street (c. 61.4sqm), a kitchen, a manager's office, a laundry room/store plus ancillary rooms. Site development and landscaping works including the provision of c. 175.2sqm of outdoor play area, appropriate boundary walls, railings and fencing are also proposed. A total of 10 car parking spaces are provided within the grounds of the crèche, with a further 3 set down spaces to be provided on the external access road (this is a minor amendment to the current planning application for residential development adjacent to Airlie House which is under construction by the planning authority (SDZ07A/0007). Vehicular access to the development is via the road network proposed under (Reg. Ref. SDZ07A/0007), which is currently being considered by the council. This application is being made in accordance with the provisions of the Adamstown Planning Scheme 2003. The lands fall entirely within the boundaries of Adamstown Strategic Development Zone as defined by Statutory Instrument no. 272 of 2001.
